You should never pay a Fee for a Loan Modification.  Don't send money to a PO Box or anywhere other than where your Mortgage Lender advises. Call your lender directly to for payment instructions.  Mortgage Lenders and servicers allow you to pay online, and/or give specific instructions on where to mail, pay or wire a payment.  It's advised not to sign your Deed over to anyone as a promise they will pay your mortgage. They probably don't know what you actually owe on the property, and may never pay it.  It's advised NOT to sell your home to an investor without an Attorney's review of the contract and talking to a Realtor, because you're probably losing hundreds of thousands of dollars, and there may be terms in the contract where you may not be receiving any money from the sale. If you are being stalked by investors who will not leave you or your property alone, call 911 and report them.
